What does ‘semi-custom’ mean?
Prominent Homes understands that homes are not one-size-fits-all and that our homes are an expression of who we are as people and families. Prominent Homes will offer several interior selections packages (lighting, plumbing fixtures, cabinetry style and colour, etc.) for purchasers to choose from. This offers buyers the “best of both worlds,” allowing for customization, but without the “from scratch” hassle.
What home designs do I have to choose from? Can all designs fit on all lots?
To create a visually interesting community, Prominent Homes is offering several different home designs to choose from. As lot sizes vary throughout the development, we invite you to visit the ‘Models’ section (coming soon!) to view all models and to see which designs fit on which lots.
Can my layout be customized?
We are happy to work with our homebuyers to customize floorplans. There is a design fee associated with this level of customization, with cost depending on the level of alterations. Contact us today if you would like more information on model/layout alterations (or blueprints started from scratch!)
Will my new home be covered under warranty?
Yes! At Prominent Homes we care about our customers and our relationship continues post final closing. If there are any issues with your home, Prominent has a strong reputation in after closing care. In addition, all homes are covered under the Tarion New Home Warranty. To learn more about Tarion, visit their website: www.tarion.com.
How big are the cisterns? Does each house have its own cistern? How frequently does it need to be filled? What is the cost?
Each home has its own 5,000 - 8,000 gallon cistern, located either in the yard or in the garage. How often the cistern needs to be filled depends on water usage, however homeowners in other Prominent Homes developments fill their cisterns on average once every month to two months. Costs to fill the cistern vary (depending on supplier and market costs), but costs typically range between $190 - $220.
What type of utility services come with the home?
Hydro One, Propane (2 - 420 lb tank), Eastlink Fibre Optic.
Is this a condo subdivision and how does it effect the home or property?
This is a freehold condo subdivision. As the homeowner you own your home and have exclusive usage rights of the majority of your property except for 2.4 - 3m between each property (which is considered shared).
Will rear-yard fencing be provided/installed?
No, landscaping and fencing are the responsibility of each homeowner.
Net Zero
What does Net Zero mean? What does Net Zero Ready mean?
A Net Zero home, “produces as much clean energy as it consumes.” They are designed and built to be air-tight, well insulated and totally energy efficient, with all components needed to produce clean energy (i.e. solar panels) installed and operational. Net Zero Ready homes are designed and built to the exact same energy efficient specifications of a Net Zero home, however, the renewable energy source (i.e. solar panels) is not installed. The Community
Are these homes for year-round (permanent) or seasonal living?
BB Ranch homes are built for year-round living.
I am a horse owner; can my horse live here full-time?
There are not all-season living accommodations available on-site for horses, however there are short-term spaces available (shelters and paddocks).
Do all lots have horse accommodations?
Lots 1 – 15 offer individual shelters for the private housing of horses should those homeowners wish to do so.
Is the Horse Barn for community use?
The Horse Barn is a private barn, as is a section of pasture neighbouring the barn.
Is there access to Lake Erie?
There is a view of Lake Erie, and several lots situated on the lake, however there is not lake access on-site. Closeby (within 10km) are many access points, including: Collin's Marina, Turkey Point Beach and Long Point Beach.
I have a boat, where can I store it?
The BB Ranch Development is offering a free one-year boat launch membership with Collin's Marina!
What will the ‘future community space’ be?
This space is currently under development, however options include a restaurant, a cafe, or a lounge space for the community. This space will develop with the full consultation and cooperation of the condo board.
Is this community for horse-owners only?
No! Although this beautiful rural location allows for the space and accommodation for horses, this community is built with individuals and families in mind.
Can all families and ages live in this community?
Absolutely. Come one, come all.
Is there a condo corporation as part of this community? If so, what are the monthly fees and what services will that provide?
Yes, monthly fees will be $50/month for the first four years. This fee will cover community maintenance, for the roads (snow plough, street lights and general road maintenance). This subdivision was designed to resemble a traditional subdivision. Individual lawn and driveway maintenance will be the responsibility of each homeowner.
